About Calderwood

Building contractors who see a project through

Calderwood Construction was established in South-East London by a team of tradespeople and project managers who were tired of the same story: jobs started by one company, finished by three, with no one accountable for the whole.

We operate as a single point of accountability. One contract, one project manager, one team co-ordinating every trade from structural groundworks to final decoration. Our work is concentrated in the south-east quadrant of London - Greenwich, Lewisham, Bromley and Bexley - where we have built a reputation through the quality of the work and the straightforwardness of how we operate.

The questions homeowners in London and the South-East most frequently ask before starting an extension or conversion.

Calderwood carries out rear and side-return extensions, loft conversions of all types (dormer, mansard, hip-to-gable, Velux), basement conversions, new-build residential, whole-house renovation, bespoke joinery, bathroom and wet room fit-outs, kitchen remodelling and external masonry work. All disciplines are handled in-house; we do not subcontract core trades to third parties.
Our yard is on Calderwood Street in Woolwich, SE18. We work primarily across the south-east quadrant of London: Greenwich, Lewisham, Bromley, Bexley, Blackheath, Eltham, Sidcup, Chislehurst, Catford, Lee, Beckenham and Welling. We also take projects in north Kent and further into the South-East on larger commissions.
Many extensions and loft conversions fall within permitted development rights and do not require a formal planning application. The rules depend on the size and position of the proposed work, the type of property and the location. We assess this at the site visit and advise on the correct route - whether that is a permitted development certificate, prior approval, or a full planning application. Where a planning application is needed, we can recommend planning consultants we have worked with successfully.
Any structural work on or near a shared wall requires a Party Wall Notice served to the adjoining owner under the Party Wall etc. Act 1996. We handle the notice preparation and can recommend a party-wall surveyor if the neighbour requires one. Most neighbours consent without the need for an award, but where an award is required we manage that process as part of the project.
Every Calderwood project is assigned a dedicated site manager who is your single point of contact from start to finish. The site manager co-ordinates all trades, monitors progress against programme, manages materials deliveries and keeps you informed at every stage. You will not be in the position of chasing multiple contractors for updates.
A standard dormer loft conversion on a semi-detached or terraced London property typically takes 10 to 14 weeks on site once planning is resolved and structural calculations are approved. The pre-build phase (planning, structural engineers, party-wall) usually adds 8 to 14 weeks depending on the council and the neighbours. We give a programme at the quotation stage and stick to it.
Always. A written contract is produced covering the scope of works, specification, programme, payment milestones and any exclusions. We do not start work without a signed agreement in place. The contract protects both parties and means there is no ambiguity about what is and is not included.
